At last year’s Game Developer’s Conference, Epic Games made history by making its Unreal Engine 4 available via a subscription model for just $19 per month.
This year, Epic Games one-upped itself at GDC by making Unreal Engine 4 free for everyone to use. The monthly licensing fees are gone and Unreal Engine 4 is now totally free.
Epic Games isn’t running a charity here: there’s one caveat to this free model. Epic Games will earn a 5% royalty on gross revenue after the first $3,000 of sales of a product made with the Unreal Engine 4.
If a developer monetizes his or her Unreal Engine 4 game or application, then they can earn $3,000 free of charge. After that, however, Epic Games will earn 5% of every dollar sold.

The change is effective immediately. Nicely enough, Epic Games is also issuing pro-rated refunds for the most recent month’s payment to current subscribers.
Even nicer, Epic Games is also thanking its paid subscribers by giving them a $30 credit that can be used in the Unreal Engine Marketplace. That $30 credit is available to anyone who has ever paid for an Unreal Engine subscription – whether you paid for a year or just a single month.

This is the Full Unreal Engine 4

Some people think that this version of Unreal Engine 4 would be watered down, “Lite”, or somewhat different from the full developer’s version of UE4.
That’s not true! Epic Games is releasing the full engine for free. That engine includes all of the C++ source code and tools – the same tools Epic uses to build its own games – like Gears of War and Infinity Blade.
As Epic Games explains on its official website: “If you love something, set it free.”
The Engine can make everything from simple 2D games for mobile devices to complex 3D immersive games with high-end visuals. Developers on all major operating systems use Unreal Engine 4: iOS, Android, HTML5, Linux, Mac OS, PlayStation, Xbox, and Windows are all supported.
You’re getting a full professional game engine for free. You can tinker with the engine as much as you want without paying Epic Games a dime.
